After just a few years in internet marketing, I became
convinced that selling things that offered recurring
income was the way to go. You know, selling products that
you sell once, and then get paid over and over again, for a
LONG time.

Consequently, I became an affiliate for a web hosting company
named Virtualis, and poured a lot of energy into trying to
sell web hosting, where I actually hung out on a discussion
forum frequented by hundreds of other resellers who all
shared tips with each other. I learned a lot about internet
marketing from that experience, including the fact that
selling a commodity can be fairly challenging.

What I discovered was that if you are going to sell a
commodity, you have to differentiate the product by making
it partly about YOU. The customer buys the product, but they
often buy from the sales person more so than from the company.

I later started selling autoresponders, telecommunications
via an MLM, and a few other products, in the hope of building
that coveted residual income.

I was one of those “internet marketers” who was also a
network marketer. So, I sold a few magic juices, but
eventually stopped selling them because I didn’t really
believe in them, OR because I discovered the generic
versions available cheaper at the local Walmart.

I’m still in MLM incidentally. I’m a distributor for
Send Out Cards, a company that lets you send full-color,
real, personalized greeting cards right over the internet,
CHEAPER than you can send comparable, personalized cards
from the local Walmart. I’ve been with them since 2004, have
built a successful business with them, and will continue
being a distributor, for the foreseeable future.

At the 2010 Send Out Cards Annual Convention, I listen to
a few people discussing having their distributorships
listed as assets in their WILLS. That’s when it sank in that I
had actually built a real business, at SOC, that with minimal
effort, will continue to pay me a regular income for the
foreseeable future.

The other residual income that I have actually built is
from a few membership sites. Membership sites are where
you bring hundreds or even thousands of people together
with a common interest, and they pay a monthly fee for
being a member of the group.

As long as the fee is less than the value that the members
perceive, they will stay, and you will have a dependable
monthly income.

Even a membership site that has only 200 members paying
$20 per month, would be an income of $4000 per month, and
if you didn’t have to put in many hours or much effort
to maintain that site, you could have a nice little
cash cow.

If you had several of these smaller site (as I do) or
even one super-sized membership site, the monthly income
could be enough for you to literally RETIRE on.

The key there, is to not build a job for yourself. So you
need to create a site that’s interactive enough where the
members produce most of the content, grow the site, and
keep each other coming back. If you can manage that, then
you have created a real asset that you could easily sell
some day, or just hand over to a manager or administrator,
to run for you.

I’m aware of several membership sites now that the owners
rarely have to touch, but they chug along making the owners
six or seven figures per year. You have to admit, that’s
really, really nice

Aside from having the right niche (an idea that attracts
enough people willing to pay for group membership) you
also need a reliable platform.

I’ve built sites on four or five different platforms over
the years and ALL of them were headaches. The worse ones
were scripts that someone gave me for free, mainly because
when someone gives you a free script, there is no incentive
to keep updating it, or provide any type of customer
support. If you aren’t selling the script, how can you pay
a tech support team?

The second worse type of scripts were ones where the
developers sold them inexpensively, but weren’t committed
to continuous updates and support. So, they come out with a
new version every two to three years, but in the meantime,
people using the scripts either had to hire programmers to
patch holes that they discover, or they ran their membership
sites on platforms that they knew was VERY insecure.

As I approach my 53rd birthday, I’m proud to say that I’m
actually contemplating retiring from internet marketing…
and spending more time traveling leisurely.

No, I’m not thinking of no longer teaching others, but I
AM thinking of handing off the day-to-day operation of
most of my endeavors to virtual employees, project managers,
etc.

I only plan on doing the things that I enjoy, to include
dropping in on my membership sites regularly (because I
have a bond with the community members), spending a lot of
time doing family things, and working on things that I
feel make a real difference in the world.

I am now moving ALL of my membership sites to the best,
but fairly inexpensive, membership site platform that
I’ve tested in my 15+ years online. That platform is called

I’m building my retirement sites on this platform because
I’ve known the developer of the software for about 4 years,
and have watched Rapid Residual Pro for about two years as
the developer and a TEAM of dedicated programmers and

I now consider it “the cats meow” and it meets all of my
needs to include allowing me to offer free memberships,
one-time payment options, and recurring payment
memberships. I can also use a variety of payment processors
including Paypal, AlertPay, Clickbank, etc.

What I LOVE about the payment options, by the way, is that
I can set a sales page up with links to SEVERAL of these
options, and when an affiliate sends a visitor to the
site from a specific processor, the visitor is not shown
the other options.

For example, the page COULD be coded for Paypal, AlertPay
and Clickbank, but if the affiliate uses a Paypal link, the
other buttons wouldn’t show on the page that his referrals
landed on. That’s critical to me because otherwise the
affiliate could lose commissions if he didn’t use the other
processors.

I’ll use this script to power numerous sites that aren’t
really considered “membership sites” but that need a
“sales page,” payment processor, and download page. I’ll
use it for pages set up just for free giveaways or list
building. The software is extremely flexible.

Another reason that I went with this platform is that the
software developer is a marketer, a copywriter, and someone
who has run numerous online and offline businesses. So, he
understands our needs, and he is also really dedicated to his
customers, as you can tell from watching the video that I

Anyway, there you have part of my retirement plan. If you
aren’t building a business that you can sell, hand off to
an administrator/manager, or at least scale back on the hours
that you spend running that business, then you’re actually just
building a JOB for yourself.

My single most profitable niche (long-term) has actually
been the cooking niche. I have “several” websites, and several

because we were revamping the list and the entire website.

was VERY common for list-members to just copy a recipe…
that they had not actually tested… from another list or
website.

Many of the recipes shared by list-members in the past
were untested, and you often went out, bought ingredients
and prepared these recipes… sometimes with horrible
results.

I often got emails yelling at me about this.

To prevent this from happening in the future, we ask that
you ONLY send in recipes that you have actually USED.

It’s not about sending in a lot of recipes, it’s about
helping busy cooks find recipes that make their lives
easier.

In Part-1 of this article I shared three eye-opening truths
about Internet marketing that were very shocking to many

One of the truths shared there is that many internet marketers
try to “fake it until they make it.” They pretend to be a
seasoned expert at internet marketing when they first start
out.

I’ve seen people try the same thing in other niches, and I’ve
even had people that I’ve mentored argue with me when I tell
them NOT to do this. Actually, I advise them to be their
authentic selves, and let people recognize/value what they are
actually an expert at.

This topic of authenticity has come up many times in deep
discussions that I’ve had. Several years ago, I did an
in-depth brainstorming session with Rich Schefren where one
of the things we really focused on was this topic. Rich
explained HOW to be your authentic self, and in the process
make a fortune, clearer than anyone else that I’ve ever
talked to.

I was so impressed with Rich’s teachings that I became one
of his students, and I’d like to take the time now to
introduce you to THE “internet marketer” who has had a
greater impact on me than any other. In fact, Rich has

Since I’ve drifted to Rich, let me give you four more truths
that he hammered into me…

Truth #4: You are an expert at something. Instead of going
into a niche that you know absolutely nothing about, why not
share with the world a topic that you ARE an expert on. All
of us know more about some topic than 99% of the world.

The key is that you need to share a product or service on a
topic that the world cares about, is willing to pay for, and
it MUST be easy to locate the people who are willing to pay
for what you are going to offer. Miss any of those three
elements and you have a loser.

Sure, you can create a market for anything, but it’s 1000
times easier to go into something where there is already a
hungry market.

Truth #5: Networking and forming alliances is critical. When
I first came online back in 1996, I sort of viewed everyone as
my competition. I reasoned that if my customers bought from
you, then they wouldn’t have any money left to buy from me.

In 2002, I attended (and spoke at) my very first internet
marketing seminar. At that seminar, the other speakers
suggested something “radical.” They suggested that I work
with them, cross-promote them, and that we jointly develop
products.

They explained that working together, we could move mountains,
but working alone… most of us simply didn’t have the
resources or know-how to do most of the things that we wanted
to do. They also taught me that I didn’t need to be the
expert – I could also partner with the real experts, interview
them, and market someone else’s expertise as my own product.

I fully embraced that concept, and it is now the very core of
my online business. I now earn a MAJOR portion of my income
from putting together joint ventures for others. I now
network extensively and use my connections to help others to
get products and projects off the ground. I also train and
certify “joint venture brokers” or “joint venture facilitators.”

I embraced the concept of networking and forming alliances so
fully that in 2006 I founded The International Association of
Joint Venture Brokers. This is an alliance of webmasters,
product owners, affiliates, and joint venture brokers, who all
understand that by working with others you increase your success
exponentially.

They all understand that “lone wolves often starve!”

a joint venture broker, you probably want a premium membership,
but if you just want to get a grip on the art of networking and
joint venturing, the free membership will suffice.

Truth #6: List-building should probably be your number-1
activity. Rich Schefren was the first person to really tie
many of the first five truths together for me, and make me
realize that building a database was what I really should
be focusing on with most of my online activities.

He pointed out to me that following most major product
launches, the HOTTEST asset in that niche is the list of
customers who just proved their strong interest in the topic
by putting their money where their mouths are. He taught me
that if I were going to promote a product launch, I should
also explore ways to tie in reciprocal agreements.

Now, when I get involved in promoting others’ products, I
do look for ways to tie into the back-end. You should do that
too, and if you are one of my students, it IS one of the things
that I show you how to do very effectively.

If you don’t fully appreciate the importance of list-building,
consider the fact that, for most websites, probably over 98%
of visitors will not purchase anything on the first visit. If
you don’t have a mechanism in place to capture the contact
data on those visitors, and follow up with them, you’re
wasting a lot of website traffic and effort.

Ok, part-2 of this article is getting longer than I like, so
let’s do a part-3 tomorrow. I do want to share one more truth
with you today though…

Truth #7: Cash-flow is king, even for the “big dogs!” This is
another one of those truths that Rich first explained very
clearly for me.

You can be an absolute genius, with the best product in the
world, and have tons of ravenous customers, but if you don’t
properly manage your cash-flow, your business may very well
fail.

You and your business can be worth tens of millions… or
more, but if you can’t access and leverage that value when
you need it, you can still fail miserably.

That’s one of the reasons even major corporations (and
billionaires) often have lines of credit. Having millions
tied up in business assets, real estate, accounts receivables,
inventory, etc., won’t help one bit when you need to pay a
large bill TODAY!

So, in planning your business systems you need to include
how you will manage cash-flow.

If you are just starting out, it probably often will be a
day-to-day existence at times.

I’ll let you in on a HUGE secret. Even some of the most
successful online gurus that I know HAVE at times found
themselves only a month or two away from bankruptcy or
calling it quits! I know this because many have confided
in me when they were considering giving up. I often showed
them how to free up assets that were previously tied-up
in their businesses.

That brings up another consideration. Often, we are too
close to a problem to see an “obvious solution.” When I
find myself in that situation, I often bounce it off trusted
members of my brain-trust… members of The Internet

Another thing that I try to do is what my friend Paul Myers
once shared with me that he sometimes does. I step back and
ask myself, “What would I advise a client to do who was in
the same situation?”

It is amazing how we can often solve others’ problems when we
can’t solve our own. Paul taught me that… by reframing our
point of reference… maybe we can.

Back to the issue of cash-flow crunches… IF you are an
affiliate marketer… The single fastest way that I’ve seen
affiliate marketers solve that problem is to promote a
product that offers instant commissions. You don’t want to
promote just any product though. You want to promote one that
is a proven seller.

that other affiliates are willing to tell you about? Well,

Just listen to the discussion on any major
internet marketing discussion forum,
and you’ll see that that’s
true.

At the same time, others consistently make
tons of sales for affiliate products. Some
even ROUTINELY have six-figure months…
selling affiliate products. That’s rare,
but does happen.

Why such a big difference, and why such
dismal results for most affiliate marketers?

Let’s answer the second question first…

Some affiliate marketers make the mistake of
joining affiliate programs set up in a way
where they CAN’T get credit for most sales.
This would be a site where the life of the
affiliate cookie is very short, yet it
typically takes several exposures to the
product’s sales page before the average
customer is ready to buy.

In some of these cases the merchant even have
their systems configured such that the
affiliates’ cookies are quickly overwritten.

NO, I don’t think that is the more prevalent
practice, but I HAVE seen similar setups.
Usually when you point this out to the merchant
he “acts” surprised!

In yet other cases, the merchant has the site
configured to build his list rather than make
the sale. The opt-in (harvesting and marketing
to YOUR list) is emphasized more than the sale
is.

Other merchants place a HUGE link to the
affiliate program right in the middle of the
sales page. You spend money promoting their
product, only to build their affiliate program!

Another reason that affiliate marketers get
such BIG differences in results is that many
affiliate marketers simply have never been
taught what really works. They listen to
other unsuccessful marketers tell them what
theoretically sounds like it should work.

That’s failure is partly the merchant’s
fault too. The merchant really should TRAIN
their affiliates in what is effective in
selling their products.

There are few offline jobs that you can get
into, including sales, where they just hand
you a few cut-and-paste tools, and shove you
out the door… to risk your money advertising
their business… to make them money!

Often, the reason that inexperienced affiliates
don’t get the training that they need is that
the person running the affiliate program is
CLUELESS.

The affiliate marketers who HAVE cracked the
code, often won’t share with you what is really
really working.

Why would they… you’re their competition!
